Serviced office accommodation

Moving office premises can be a costly process

When you decide to move premises, there are a number of factors to consider.

Although the chosen location ideally should suit the company’s image, cost is usually the decisive factor in where you move to.

With traditional office space rent cost is only one aspect – add to this the installation of telephone lines, monthly line rental and internet connectivity and your costs will rise appreciably. Further costly investment includes office furniture and equipment.

The costs of maintenance, repair and cleaning work will need to be accounted for – which ultimately can make costs seem onerous even when rent alone is modest.

All-inclusive pricing

The all-inclusive pricing of serviced-office accommodation allows companies to budget without the worry of heavy bills at the end of the month

In contrast, the all-inclusive pricing of serviced-office accommodation allows companies to budget without the worry of heavy bills at the end of the month.

Serviced accommodation typically includes fully-furnished offices, integrated telephone systems, broadband, business rates, reception and answering facilities, use of common areas, maintenance, office cleaning and free car parking. Many serviced office providers even provide free tea and coffee!

Also, the flexible nature of serviced office rental means that clients never have to pay for more space than they need. With traditional leases tenants are typically committed to a lease of at least three years, whereas with serviced accommodation there’s scope for moving to new premises for a day, a month or a year.

And the licence agreement is usually tailored to the requirements of each individual business.

Easy expansion

It’s easier to expand when you want if you operate from a serviced office, taking on a larger office and additional staff as and when required. For small businesses whose long-term trajectory is uncertain a serviced office is ideal.

Serviced office providers often have very close working relationships with their tenants that many traditional occupiers simply cannot maintain, and with competition between different serviced office providers intense, levels of customer service need to be maintained for the duration of a tenant’s stay.

No surprise then that serviced offices are becoming increasingly popular. It’s a cost-effective solution if you’re a small business moving premises and gives you flexibility in your options.

Traditional office space is impractically expensive and inflexible for many business start-ups in particular. Finding a sought-after location is eminently possible for a small business start-up with a modest budget if it’s in an efficiently run business centre of serviced offices.

Serviced or managed office accommodation is definitely on the increase. Over the last year we have found new customers at Bizspace turning away from traditional leases and moving toward our two page licence agreement which incurs no solicitor’s fees. This provides them with true flexibility to grow, expand or downsize in line with their business. One word of caution many serviced office providers include different services in their serviced rates and it is wise to compile a like for like comparison of each service. For examples of serviced office space take a look at www.bizspace.co.uk
